Ion and Daniela Iosif will open the doors of their home on November 8, 2025 at 11:00 am during the International Passive House Open Days event. Organized by the iPHA (International PassiveHouse Association) together with the Passive House Association of Romania, the event offers the public the chance to visit one of the houses certified at the Passive House Premium level.
A success story about efficiency and comfort
“House by the lake”, built by Litarh, located in Pantelimon, near Bucharest, is not just a house, but an example of vision, meticulous planning and execution. Built between 2020-2022, the house demonstrates that the passive standard is not just about saving energy but also about superior living comfort.
"We didn't start with the idea of building a passive house," explains Ion Iosif, the owner of the house. "We wanted to have a very comfortable house that would be easy to maintain in the future. That's how we ended up with the passive standard, and now, after more than three years of living here, I can say that it was the best decision."
The 236 square meter (ground floor + attic) prefabricated wooden structure house was built according to the highest energy efficiency standards:
- Superior thermal insulation: 30 cm mineral basaltic mineral wool on the walls and 40 cm on the roof
- Controlled mechanical ventilation with heat and moisture recovery
- Underfloor heating and ceiling cooling using a ground-to-water heat pump
- Internorm triple windows strategically oriented to maximize solar gain

Living experience: extreme comfort at minimal cost
After more than three years of living in the house, the Josephs can confirm the benefits of a premium passive house with hard facts.
"The consumption for heating and cooling does not exceed 5 kW per day for the 170 square meters of living space," explains Ion. "With the photovoltaic system we installed, we are practically energy independent for the whole year."
Ion adds that, in addition to the financial savings, the quality of life has increased significantly: "We have a constant optimal temperature, controlled humidity, constantly filtered fresh air and great acoustic comfort. No rain on the roof, street noises or noise from other rooms."
An interesting aspect is that the family has not encountered the typical problems of new houses: "We have no cracks in the plaster, even though it is a timber frame house. Everything behaves exactly as it was designed, even after the seasons."
